Policies & disclaimers
By confirming a booking at 'Alhama Golf Penthouses' these Policies & disclaimers come into effect. These apply to all guests of our penthouses.
Alhama Golf Penthouses (hereafter AGP) is a rental portal for owners of luxury penthouses at the Condado de Alhama resort in Alhama de Mucia, Spain. The objective is to bring the demand and supply for these luxury penthouses together. This is facilitated by providing information on the penthouses and their availability. Bookings can also be made.
The responsibility for keeping the availability up-to-date and proper handling of the rentals in accordance with these Policies & disclaimers lies with the owners of the penthouses. AGP cannot be held liable for this.
Booking and confirmation
The main booker is responsible for passing through the correct and current e-mail address and the correct address details. AGP cannot be held responsible when e-mail messages are not received due to an incorrect e-mail address of the main booker or problems with his or her provider. A reservation can also be done by telephone or by e-mail, in which case the guests will have to confirm per e-mail that they agree with the requested Policies & disclaimers. The rates applied are published on the website. The reservation is only confirmed after the payment has been received before the payment due date.
For bookings 28 days or more before arrival:
- Payment 1: 40% of the total rent to be paid within 5 days after making the booking.
- Payment 2: 60% of the total rent to the latest 28 days before arrival.
For bookings less than 28 days before arrival:
- Payment: 100% of the total rent to be paid within 5 days after booking and no later than 1 day before arrival.
If payment is not made in the timely way as described above, cancellation will be carried out according to the cancellation policy described below.
The payment must be transferred by the guests to the provide bank account details of the penthouse owner. The account number is stated on the invoice.
For our penthouses a security deposit is calculated in advance. This security deposit is added to the booking at the current rate. A final inspection will take place after your visit. If the apartment is in the correct state (such as on arrival) the security deposit will be returned no later than one week after departure. Guests are expected to pay for any breakages and defects other than normal wear and tear. Any extra cleaning costs can be charged if there is extreme and excessive pollution.
Our guests appreciate clean penthouses hence cleaning costs are calculated per booking at the current rate. The cleaning costs also includes clean bed sheets and towels for both bathroom and kitchen. The cleaning costs are mandatory and are added to the booking.
- If the booking is canceled at least 42 days before departure, the cancellation cost will be 40% of the total rent paid (Payment 1) minus the amount paid for the security depostit and cleaing.
- If less than 42 days before departure is canceled, the cancellation cost will be 100% of the total rent paid (Payment) minus the amount paid for the security depostit and cleaing.
It is allowed to nominate a replacement guest (tenant) if you are unable to attend yourself. In that case no cancellation costs will be charged.
In case of force majeure or unforeseen circumstances, the owners have the right to cancel the reservation. It is considered that the penthouse will be no longer suitable for rental services for example in case of death, flooding or fire. In such a cases, the owners - if desired by the guests - will help to find an alternative accommodation. If no alternative accommodation can be found, we will refund the amount paid to the guests. However, the owners can never be responsible for the additional costs that result from such a cancellation.
Check-in and check-out
The guests are responsible for traveling to and from the penthouses and planning their journey. The guests are responsible for all necessary (travel) documents and / or compulsory vaccinations for all accompanying persons.
The flight details of the guests will be passed on by the owners of the penthouse to their key manager. In the unlikely event that the key manager is not present, the guests must contact AGP via telephone number +31 6 55885692 so a suitable solution will be sought.
Check-in at the penthouses is between 16.00 and 20.00. Check out is before 10 am. The guests must make an appointment in advance with the key manager to check out, so that the key can be returned and the final inspection can take place. After a positive final inspection, the full deposit will be refunded within a week after departure.
The owners are not liable for damage, loss or theft of the guests belongings.
In case of disputes, all (legal) costs are for the account of the guests. All risks related to the stay in the penthouses are for the account of the guests and the owners cannot be held liable for personal injuries resulting from a stay in the penthouses.
Damage and loss of immovable and movable property in and around the penthouses must be reported immediately by the guests and will be reimbursed to the owners.
If the keys to the penthouses are lost, all costs resulting from this will be charged to the guests by the owners.
- It is not allowed to smoke in the penthouses or on the terrace. If during the final inspection it is determined that this rule was not respected, the full deposit will be retained for cleaning.
- It is not allowed to keep pets in the penthouse or let them in. If during the final inspection it is determined that this rule was not respected, the full deposit will be retained for cleaning.
- The penthouses are suitable for up to 4 people. If guests ignore this condition and arrive at or stay overnight in the penthouse with more than 4 people, guests will be denied access. No credit will be applicable for the amounts paid. The guests are responsible for their liability, travel and cancellation insurance.
Behavioural rules and regulations
Guests must behave appropriately in the penthouses and adhere to the housekeeping regulations that are present in the penthouses. Guests must comply with both the house rules and the resort rules. The owners can deny the guests access to the penthouse with immediate effect, in case of violation of these Policies & disclaimers and / or in case of inappropriate behavior, without further notice and reasons and without any refund of the accommodation costs.
Use of guest data
The information entered will also be included in our 'guests' database with the aim of being used for the communication between the owners and the tenant in the context of the reservation (for example for invoicing, sending necessary information relevant for the booking, etc.) and for sending offers and information about AGP.
AGP reserves the right to make changes to the website and / or its offers without prior notification.
All prices are subject to change. AGP reserves the right to make changes to a booking when incorrect rates have been applied due to human or technical errors.
AGP strives to present and describe the penthouses as honestly and accurately as possible, however, because photographs can show differently than reality and also the text is subject to personal interpretation, no rights can be derived from our descriptions or images. The total area of the penthouse including terrace is 72 m2.
The administration of the owners is decisive in mutual differences unless the guests can prove otherwise.
